When selecting your landlord's insurance cover as a bare minimum we recommend:-
Buildings insurance, most importantly provides a landlord with public & employers liability insurance. You may not consider this the most important element, but in this litigious age it is an absolute must. Obviously it also covers all major perils such as fire, flood, impact, subsidence and malicious damage by tenants.
We recommend care is taken with Landlords buildings insurance in the following areas:-
House rebuilding costs. The sum insured must represent the full reinstatement cost of your property including debris removal and professional fees.
We are unable to offer specific advice on the rebuilding cost of your property. If you are in any doubt we recommend that you seek the advise of a surveyor. We also recommend that you visit www.bcis.co.uk for further information.
Landlords contents insurance
You may also like to consider Landlords contents insurance. If the property that you let is unfurnished then this is obviously not necessary. We offer two types of contents insurance, which cover the majority of scenarios: -
1. We recommend you consider limited contents insurance for landlords who let part furnished accommodation. Limited contents insurance provides cover on an indemnity basis. This means that the claim basis is calculated on the current value of the goods lost or damaged not the replacement cost. Some landlords furnish properties with second hand furniture in good condition this is the most appropriate scenario for limited contents insurance.
Importantly this also provides employers and landlord's liability for the contents of the property.
2. If you target the higher end of the market and let the property fully furnished with quality contents we would recommend you consider comprehensive landlords contents insurance. This policy is much closer to the traditional home policy and your contents are insured on a new for old basis. This obviously includes the relevant liability insurances in relation to your property contents.
